In the past the whole area in and around Oberhausen was marked by a large industrial tradition.
Business Park O in Oberhausen was used industrially for a long time as the business premises of the Steel and Rolling Mill Neu-Oberhausen. The general economic crisis at the end of the Eighties, along with the decline of the coal and steel industry also affected parts of the Gute-Hoffnungs-Hütte in Oberhausen.
Therefore a new usage concept was needed for a circa 500-hectare industrial area between the centers of Alt-Oberhausen, Osterfeld and Sterkrade. Then in the Nineties in Oberhausen as a by-product of the structural change of this region and as a feature a second inner-city center the “Neue Mitte” emerged beside the initial historically grown city center. Amongst others, the Business Park with approximately 500,000 square meters is located in this area.
The birth of Business Park O
The site of Business Park O only began to see new usage after the original operations were closed down in 1997. In the years that followed, development plans (B-Plans) were created to guide the future of the area. Various usage concepts were considered during this time, and gradually, the first projects were successfully established, marking the start of the site’s redevelopment.
To ensure the long-term sustainability of the location and to support the successful establishment of additional projects, further changes in land use were introduced. In recent years, these adjustments have increasingly moved in the direction of a mixed-use approach, incorporating both residential and urban functions. This shift aims to foster a vibrant, flexible environment that can accommodate a wide range of activities and users.
Location Advantages
The Business Park O., with its approximately 300,000 sqm of available space, is an exceptional location with great potential directly opposite Westfield CentrO. With its central location in the densely populated Ruhr area and its excellent connections to motorways, railways and Düsseldorf International Airport, Oberhausen offers ideal conditions for trade, leisure and residential development.
Looking forward to the future!
